Work order software · Built by Beale's
Work orders that close with proof.
Carrybeam is built for property managers and the tenants they serve. Tenants scan a QR code. Techs close the job with a photo. You see it done, and your tenants know it's handled. Built by Beale's, a facility services company that runs buildings every day.

Built for the accounting team. Used by everyone else.
Many of today's work order systems grew out of property accounting software. They were designed around the books for each property, not around the people who use them every day: property managers, tenants, and the teams who do the work.
Then they kept adding features. One property manager who oversees 4 million square feet put it plainly:
"The tools in the marketplace now are bloated with features I don't need and workflows that are irrelevant for me."
Built for the property manager
Carrybeam is built for the property manager who wants tenants to stay happy. That means three things, done well:
Keep tenants happy
Asking for help takes ten seconds: scan, describe, done. Tenants get an email when it's fixed, so they never wonder if anyone saw their request.
Get ahead of problems
See where requests keep coming from, so you can fix the cause, not just the complaint. Preventive maintenance and inspection follow-ups are on the roadmap.
Respond fast, and graciously
Response-time (SLA) clocks put urgent jobs first. Every job closes with proof, so your answer to a tenant is never just "all set."
How it works
- Ask. Tenants scan the QR code in the room, or send an email or web request. No app, no login.
- Do. The request lands with the right tech, with the room, the details and the response-time clock already running.
- Prove. The tech closes the job with a photo. Everyone who needs to know sees Proof of Done: the photo, the time and who did it.
Proof of Done
Done means a photo, a time and a name.
Every closed work order carries proof. You can pass it straight to an owner or a tenant. Your service teams get credit for good work. Nobody has to ask "did that get done?" again.
Who it's for
Property and facility managers
Every request, owner and deadline in one view, with the proof attached. Only the features you use.
Tenants
Scan the code, say what's wrong, get an email when it's fixed.
Technicians
See the job, do the job, snap the photo. Built for a phone in a work glove.
Service contractors
Your crew's work, proven on every job. Credit for the good work, and fewer "was this done?" calls.
Built by people who do the work
Carrybeam is built by Beale's, a Massachusetts facility services company. Our crews take care of medical office buildings and commercial properties around Boston every day and every night. We built Carrybeam for the people we work alongside: the property managers who answer to tenants, and the teams who do the work.
Questions
What is Carrybeam?
Carrybeam is work order software for commercial buildings, built for the people who use it every day. Tenants submit requests by QR code, email or web form. Technicians close each job from their phone with a photo. Property managers see every request with its status, response-time clock and Proof of Done.
How is Carrybeam different from other work order software?
Many work order systems grew out of property accounting software and were built around the books for each property. Carrybeam is built for property managers, tenants and service teams. It focuses on fewer things, done well: easy requests, fast response, and Proof of Done on every job.
Who is Carrybeam for?
Property and facility managers of commercial and medical office buildings, their tenants, and the service teams (janitorial, maintenance and engineering) who work in them.
What is Proof of Done?
Proof of Done is Carrybeam's record that a job was actually completed. It holds a photo from the technician, the time the job was closed and who closed it. It's attached to the work order and visible to everyone on the request.
Do tenants need an app or a login?
No. Carrybeam is built so tenants scan a QR code posted in the room and describe the problem in a short form. There's nothing to download and no password to remember.
Can Carrybeam replace Building Engines or Yardi for work orders?
That's what we're building toward. Carrybeam is designed to be the work order system for your buildings, so tenants, technicians and managers work in one simple place. We're starting with what matters most day to day: requests, work orders, response-time clocks and Proof of Done. Larger platforms do more today, so if you rely on a specific feature, talk to us and we'll tell you honestly whether Carrybeam fits your buildings yet.
